A guest room door is the one surface in a hotel that every single guest touches, looks at from three feet away, and forms an opinion about before they have seen the room. Doors also age badly. Corridor lighting is unforgiving, luggage carts hit the bottom rail, and a finish that was current in 2008 reads as dated long before the door itself has failed.
Replacing them is a different order of problem than replacing a headboard. A guest room door in a hotel corridor is usually part of a rated opening assembly, it carries an electronic lock, a closer, a viewer, hinges and a strike, and it is the only thing separating a construction zone from an occupied room. Pull one slab and you have taken a rentable room out of service, left an unprotected opening in a rated corridor wall, and started a hardware re-install that has to be finished before anyone sleeps behind it.
The Best Western property in Spokane, Washington had 150 of them, plus guest room interiors and an elevator cab, all reading older than the property actually was.

The elevator cab matters more than it looks on a scope list. A guest who walks past 150 refreshed doors and then rides a cab with the original 2000s finish has been told exactly how far the renovation went. Doing the cab in the same finish family is what makes a corridor program read as a renovation rather than a repair.
Hotel guest room doors are commonly 20-minute rated. Under the 2021 International Building Code, a Group R corridor serving an occupant load greater than 10 requires a 1-hour fire-resistance rating where the building is unsprinklered, or 0.5 hour where it is sprinklered under NFPA 13 or NFPA 13R, and IBC Table 716.1(2) calls for a minimum 1/3 hour, meaning 20 minute, fire door assembly against either wall rating. Corridor door assemblies also have to meet the smoke and draft control criteria in IBC Section 716, tested to UL 1784, which is why many carry an S on the label. State and city amendments change these numbers in places, so the governing text is whatever your jurisdiction actually adopted, not the model code.
That leads to the question a facilities director has to resolve in writing before a program like this starts: can a decorative film go on a labeled fire door? The building code text does not answer it directly, but it is not an open question either, and it is not a judgment call for an installer to make on site.
Three things resolve it. First, IBC Section 716 requires opening protectives to be installed in accordance with NFPA 80, and the International Fire Code requires them to be maintained to NFPA 80, so the standard is pulled in by reference even though the code text is silent on surface materials. Second, NFPA 80 pre-authorizes a short, closed list of job site preparations, such as holes for surface-applied hardware, mortise lock function holes, labeled viewers and protection plates. Anything outside that list is a field modification, and the standard routes it through the door manufacturer to the listing laboratory. Third, the listing laboratories have published positions. UL Solutions states that fire door certifications "cover the door panel and its construction, but not aftermarket additions, including vinyl wraps or non-metallic cladding," and that "adding materials to a certified fire door can compromise its fire rating unless the entire assembly, including the wrap or cladding, is retested to UL 10B." UL certifies cladding materials for fire doors under its own category, GVUZ, tested to UL 10B.
Two further details are worth knowing because they get missed. NFPA 80 does not name pressure-sensitive decorative film as its own product category, but its signage provision is the nearest mandatory number on the books: adhered signage made of combustible material or of vinyl up to 0.008 inch thick is capped at 5 percent of the area of the door face. A full-face wrap is 100 percent, which is well outside that, and NFPA 80 Annex E, which covers surface attachments to swinging door faces such as trim, molding, plant-ons and veneer, sets no thickness or material limits of its own and instead points back to the door manufacturer's listing. Annex E is informational rather than a mandatory requirement.
The second detail is the one that trips up specifiers most often. A Class A ASTM E84 result on a film is not a fire door credential. UL Solutions puts it plainly: materials tested to UL 723 or ASTM E84, which measure flame spread and smoke developed indices, "do not meet the requirements for fire door assemblies." Those tests belong to the interior finish conversation, which we cover in our explanation of what Class A fire rated actually means under ASTM E84. They say nothing about what happens to a rated opening in a fire.
So the honest position is this. Film on a labeled fire door is never a given. Either there is a listing that covers that specific door construction with that specific product under stated conditions, and the conditions are met, or the door does not get film. Listings of that kind do exist, they describe particular door constructions and require particular conditions such as intumescent edge seals, and the certificates carry expiry dates and scope limits, so the current status has to be confirmed rather than assumed. The listings and installation guides we have worked to also require that existing fire door and frame label restrictions be followed and that the label be cut around so it stays visible and legible, which NFPA 80's inspection criteria require independently. Confirm the specific assembly with the door manufacturer, the listing agency and your AHJ, and check the current manufacturer data sheet, before any film goes on a labeled door. If the answer for a given door is no, that door gets replaced and the rest of the program continues around it.
One door is a craft problem. One hundred and fifty is a process problem. A guest walking a corridor sees eight or ten doors at once, in raking light, and the eye finds a grain direction that is a few degrees off far faster than it finds a color that is slightly wrong. Every door in a run has to be laid out the same way, from the same finish batch, by crews working to the same sequence, or the corridor reads as patchwork even though each individual door is clean.
A hotel does not have an off switch. The work follows housekeeping and occupancy rather than the other way around, which means floor-by-floor sequencing, blocking a small number of rooms at a time, and finishing each room within the window it was released for. Corridors have to stay passable and egress has to stay clear at every point, because the exit path is not something you get to suspend for a renovation. The measure of success is that the property never had to sell fewer rooms than it wanted to.
Resurface Wraps is based in South Florida, and Spokane is roughly 2,500 miles away in a straight line. Distance changes the economics of mistakes. There is no running back to the shop for one more roll, no second mobilization to fix a section, and no local supply house that stocks the finish. Material quantities, contingency and sequencing all have to be right before the crew flies, which is a planning discipline more than an installation one.
The $200,000 saving is the difference between resurfacing the existing doors and cab and replacing them. Door replacement cost is not the door slab. It is the slab plus fire-rated hardware transfer or replacement, the electronic lock, the closer, frame work where the new slab does not match the old prep, disposal, freight, and the labor to hang and adjust 150 openings. Per door, the slab is often the smaller half of the number.
The 6 to 7 months is lead time and room downtime rather than installation time. Blank rated slabs are stocked, but a rated door assembly prepped for a specified size, finish and hardware set is made to order, and 150 of them queue behind whatever else the manufacturer has committed to. Add the rooms taken out of inventory while doors are out of their frames and the schedule cost stops being theoretical. Resurfacing removes the fabrication queue entirely because the doors never leave the building.
Resurfacing is the wrong answer when the doors themselves are the problem. A slab that is delaminating, warped, or no longer closing and latching properly is a life safety item, not a cosmetic one, and film does not fix any of it. The same applies where no listing covers a surface treatment on that specific labeled assembly, or the door manufacturer or the AHJ will not authorize one; where the hardware has reached end of life and the opening is coming apart anyway; or where a brand standard or PIP requires a specific door construction. Resurfacing is the right answer in the far more common case: doors that are structurally sound, hardware that works, and a finish that is simply fifteen years out of date.
